 We thank the Village of Yellow Springs and our funding partners, including: the Morgan Family Foundation ($90,000), the Federal Home Loan Bank of Cincinnati with The Huntington National Bank ($100,000), the Dayton Foundation ($30,000), the Ohio Community Development Finance Fund ($20,000), Bike & Build Inc. ($10,000), Vectren Foundation ($7,500), and The Huntington National Bank ($500). 

The homes feature energy saving features for projected Home Energy Rating System Scores which exceed the Energy Star rating by more than 10%. The first home completed earned a rating of 57. 

Much of the fundraised monies will stay in the homes for a generation or more thanks to the CLT model, which stretches the impact of grant funding. It is a means of community stabilization, strengthening diversity in Yellow Springs and meeting important public goals.

The Cemetery Street project will result in four newly constructed single family Community Land Trust (CLT) homes on Village-owned land. The basic concept includes the Village selling four currently vacant lots on the 100 block of Cemetery Street at half-cost to help leverage additional gap funding to make the project affordable to low-income families making 80% or less of the Area Median Income. Once completed, the 4-unit project is estimated to generate $10,000 or more in new annual property tax revenue. 

The first Phase consists of two homes, the first of which was completed in 2014 for a local family of five. The second home is slated for construction in 2015 to a qualified special needs household of four. The Village of Yellow Springs installed of a larger water line with hydrant access to both accommodate the new development and provide increased fire safety to the current residents. The Village partnership has leveraged more than $250,000 in affordable housing funding for the project.
